Book & Ladder requires each guest to maintain Renters Insurance. For your convenience, the guest will automatically be opted-in to the liability waiver program, Master Policy, through which the guest will be charged a monthly fee of $15 as an additional charge to the monthly rent payment. If a guest would like to opt out of the liability waiver program, Master Policy, they may do so by updating the property with current proof of insurance, in the form of a declaration page, and future liability waiver charges will cease for as long as the guest maintains and keeps property updated with active proof of insurance. If the guest fails to maintain active personal liability coverage or to provide the property with proof, in the form of a declaration page, of that coverage, the guest will be opted-in to the liability waiver program through which the guest will be charged a monthly fee of $15 for not carrying personal liability coverage as an additional charge to the monthly rent payment. If choosing to opt out of the Liability Waiver Program, Renters Insurance may be acquired from the approved carrier for the property, ResidentInsure, or with proof from a third-party carrier. Proof would be considered as providing a Declaration Page from your Insurance Company or a Certificate of insurance provided by the provider. You must have the community’s legal name listed as an additional interest. Proof of Insurance will be required before the day of move-in. Book & Ladder requires all new and renewing guests to have a Renters Insurance policy with a minimum liability limit of $100,000.
Leaseholders must qualify with 3x the base rent amount. Guarantors must qualify with 4x the monthly rent.
